The drawings and scan display above are fictional illustrations, not output from a measured property. A real capture saves each room separately.

  • Measurements in metres

    Captured wall lengths in metres. Independently check important spans with a tape or laser; a room scan does not establish formal living area.

  • Doors and windows

    The plan shows captured openings. Compare their positions and count with the room and investigate anything missing.

  • Room by room

    Dining room, salon, hearth room: keep each room’s scan, model image and designs together. Arrange property photography separately.

  • Stays on your iPhone

    Rooms and measurements are stored locally. No account, no upload of the scan.

Draw or scan

A drawing tool asks for measurements. A scan delivers them.

Use a drawing tool to work from measurements you already have, or scan an existing room on a supported LiDAR iPhone. Both routes need a check against the room. Manual drawing is a separate workflow, not a measurement-input feature in Spaceoverlay.

The floor plan is the start, not the end.

A scan saves a schematic model image and, after at least two captured walls, a floor plan; not a room photograph. The design conversation uses the available room image. The examples here are generated styling illustrations, not photographs or RoomPlan scan results. Check proposed designs against the actual room.

About the floor plan.

Which iPhone do I need?

New Spaceoverlay captures require an iPhone with LiDAR and iOS 26 or later. Without LiDAR you can view, share and design from existing rooms, but cannot create a new room. Hardware confirmation is not proof of an app test on every model.

How accurate is the floor plan?

Compare the captured outline and openings with the actual room and independently check dimensions that affect a decision. No fixed measurement tolerance is promised here. It does not replace a formal measurement survey; commission that separately.

Is this a free floor plan app?

Spaceoverlay is built for estate agents and developers, not for a home renovation. The web demo is free to view; the app starts with pilots. There is no fixed pricing yet.
