Which iPhone do I need?+
For scanning, an iPhone with LiDAR (the Pro models). Without LiDAR you add a room from photos and typed measurements; designs work as normal.
How accurate is the floor plan?+
Accurate enough to show and discuss a room. It does not replace a formal measurement survey; commission that as you do today.
Is this a free floor plan app?+
Spaceoverlay is built for estate agents and developers, not for a home renovation. The web demo is free to view; the app starts with pilots. There is no fixed pricing yet.
